Union Square Retail and Office Redevelopment Project Gains Approval
Union Property Capital, Inc. of San Francisco was granted final approval
by the San Francisco Planning Commission to proceed with the redevelopment
and expansion of the historic Elevated Shops at 150 Powell at O'Farrell
Streets in Union Square, San Francisco. The mixed-use project combines
retail and office in a design that maintains the signature retail presentation
on the street combined with innovative office design.
MBH Architects of Alameda has created the plan to retain the historic façade and add additional space from the razing of three small adjacent buildings along O’Farrell. Approximately 111,000 square feet of new retail and office construction will be configured in larger floor plates with an entirely new building core and open space.
The new construction along O’Farrell is designed as a distinct and modern complement to the 1907 style of the Powell Street retail façade. The building height, fenestration pattern and glazing dimensions of the new construction enhance the existing building and the additional floors and roof structure are progressively set back from the façades to preserve the building’s landmark street presence.
Union Property Capital, Inc. is the project developer. Retail leasing is being conducted by the Fandel Retail Group of San Francisco. The General Contractor is South Bay Construction of Campbell, California.
The Elevated Shops is a landmark building that originally opened in 1907. It is located on the Powell Street corridor of Union Square, one of the busiest pedestrian streets of the City supporting some of the highest volume retail sales in the greater Union Square area. The redevelopment and expansion of the project will include approximately 60,000 square feet of new office space atop 50,000 square feet of retail space. The new building floor plate will be approximately 17,000 square feet. Demolition and new construction are scheduled to begin in June 2001 and will be complete in July 2002.
